Residential, commercial, industrial property valuation

South Coast Property Valuers will provide you with a highly efficient service with a fast turnaround and accurate and reliable analysis on a full range of property valuations. All our valuers are certified with the Australian Property Institute and will provide a comprehensive and detailed valuation report within 2-3 days on our standard Residential Valuation Format.

Current Fair Market Value

It is important at different times when dealing with real estate property to get a current fair market value. Our independent certified valuers have over 40 years’ experience in valuing properties in the Adelaide metropolitan and country areas. Our valuers are able to service the entire metropolitan area, together with the Adelaide Hills, Barossa Valley, Murray Bridge, Mannum and the Fleurieu Peninsula. We are able to draw on our vast experience to provide you with professional service and an accurate current fair market value figure.

Divorce / Separation and family law court valuations

South Coast Property Valuers have considerable experience in providing separation/defacto valuation reports to law firms, accountancy firms and private clients. Being expert valuers, we do not have a conflict of interest and are expertly qualified to provide an accurate report on the value of your home.

Retrospective back dated valuations

If you need a retrospective back dated valuation, SCPV are able to research and value your property by looking at the current market value and sales at the respective date as well as comparative sales.

Deceased Estates

SCPV will produce accurate and timely reports for deceased estates for the purpose of probate, amendment of a title of a property, disputes and for pre-sale purposes.

Transferring property to a family member/stamp duty/capital gains tax

If you are looking at transferring property to a family member, SCPV will provide a timely, accurate and efficient report meeting every requirement of the Office of the State Revenue.

Selling a property or purchasing a property

Pre-sale pre purchase

We prepare pre-sale and pre purchase valuations daily in the country and in the Adelaide metropolitan area. Our valuations are of the highest standard and provide information for our client to enable them to negotiate the sale or purchase price of a property. On booking a valuation with us we provide a 48 hour response for general residential valuations. To ensure our service standards remain first class, we have the ability to call a number of additional contract valuers to handle short term increases in business volume.

Rental Determination

We are able to provide you with an efficient and professional valuation on all residential and commercial properties to determine the appropriate lease as compared to other leases in a similar locality. From inspection a rental review would take a quick turnaround time of approximately 2-3 days.

Residential and Commercial valuations for taxation purposes.

Our valuers have the expertise in being able to determine whether your property has increased or decreased in value. We will provide valuation reports to the standards requested by the Australian Taxation Office which will include current market value and a backdated valuation report. Our turn around time is usually 2-3 business days.

Building replacement cost update

Our expert valuers can assess building replacement cost updates and provide an accurate and timely valuation report.

Property Inspection and valuation preparation

All our valuation reports must comply with the Australian Property Institute standards and our expert valuers will provide sales evidence involving careful analysis of comparable sales. Our inspection time at a client’s property may take up to half an hour depending on design and size.
